Homes spent about 47 days on the market. A median can move when the mix of sold homes changes; it does not prove that the house you want has lost 2% of its value. Use recent closed sales with similar size, age, lot, condition, and HOA status.
The Census Bureau estimates Murrieta's July 2025 population at 114,124. For 2020–2024, it reports 69.5% owner occupancy, 3.08 people per household, and median household income of $114,081 in 2024 dollars. These figures describe a city, not a tenant pool for a particular listing. Property research should focus on unit features, actual lease comparables, and operating costs.
What about rent?
Zillow's September 16, 2026 rental snapshot lists $3,000 as its all-type average asking rent and $2,980 for three-bedroom rentals. Because the source combines apartments, houses, and other rental types, it should not be used as a revenue projection for one home. The California School Dashboard lets buyers review multiple public performance measures. Neither a school name nor a rating is a promise of rent growth or resale appreciation.
A workable Murrieta purchase
Compare the estimated rent with all recurring costs and a reserve for vacancy and major repairs. Obtain an address-specific insurance quote and examine fire and flood exposure through official maps and disclosures. Then test a future sale at a modest price, after commissions, closing costs, loan payoff, and taxes. Murrieta can be appealing for a nearby owner who can oversee the property, but the purchase should still survive a conservative spreadsheet.
