What the current market says
Redfin's August 2026 city data puts the median sale price across all home types at $650,569, essentially flat from a year earlier (+0.09%). The three-month view shows roughly 44 days on market. Those are context for negotiation, not a valuation for a particular condo, townhome, or detached house. A lower-priced property may have different competition and repair needs.
The Census Bureau estimates Fontana's July 2025 population at 221,223. Its 2020–2024 survey puts owner occupancy at 66.8%, median household income at $102,821 in 2024 dollars, and average household size at 3.66 people. These are useful citywide descriptions. They cannot tell you what one address will rent for or who will apply to live there.
Rent is the starting line, not the return
Zillow's rental-market page, updated September 16, 2026, reports an all-property-type average asking rent of $2,995 and a three-bedroom average of $3,200. Asking rents are not signed leases. For an offer, compare at least three recent nearby rentals that match the home's bedroom count, condition, parking, outdoor space, and lease terms. Then subtract vacancy, taxes, insurance, repairs, management, utilities paid by the owner, and any HOA dues before treating the remainder as income.
At the $500,000 level, current Fontana search results show condos and townhomes as well as some small or repair-heavy houses. Check whether a low price reflects a short sale, cash-only terms, a land lease, a special assessment, or deferred maintenance. An advertised extra unit or future ADU is only a possibility until permits, zoning, utility capacity, cost, and financing are confirmed.
Schools and the property's operating risk
Fontana addresses do not all share one school assignment. The Fontana Unified 2026–27 boundary FAQ says new internal boundaries apply for the 2026–27 school year and notes that parts of the city fall outside Fontana Unified. Use the district's current address locator, then confirm directly with the district. The California School Dashboard offers several measures rather than a single school label.
Finally, obtain an insurance quote for the exact address, inspect the property, and read its actual tax bill and HOA documents. California's Department of Insurance advises shoppers to compare coverage and availability, which can materially affect the investment calculation.
The decision
Fontana is a candidate market, especially for an investor able to visit the property and manage a local vendor network. Buy only when the property's conservative rent, verified costs, cash reserve, and likely resale audience fit your own plan. A neighborhood you know is an advantage in research and oversight; it is not a substitute for numbers.
