The appraisal is a professional value opinion for lending; it is not the seller's asking price or an automated website estimate. Read the property description, square footage, condition notes, and comparable sales. If something material is wrong, give documented information to your lender and ask about its reconsideration process. Do not try to pressure the appraiser to reach your offer number.

See what the lender will actually finance

A lower appraised value may mean a larger gap between the loan the lender will make and the contract price. Ask for a revised written cash-to-close figure and payment. Before agreeing to bring more money, consider whether that leaves enough for reserves, repairs, and moving. A buyer who can technically fund a gap may still decide it is too much risk.

Appraisal, financing, and other contingencies are contract-specific, with deadlines and notice requirements. Whether cancellation affects a deposit is a legal question, not a generic internet answer.
