Mello-Roos is a common name for a Community Facilities District special tax. It can support infrastructure and services and is billed on the property-tax statement. The formula, maximum, escalation, duration, and bond information can differ by district.
Orange County’s OC Tax Map allows searches by address or parcel and displays base levy and special-assessment information, including CFDs. Treat it as a research tool and confirm the current bill, disclosure documents, and district records.
HOA dues require document review
HOA dues may cover common-area maintenance, amenities, management, insurance, landscaping, private streets, or other services. The amount alone does not show financial strength. Review the budget, reserves, insurance, pending assessments, litigation, meeting minutes, rules, and maintenance responsibilities.
Dues can rise, and special assessments can occur. A low current payment is not proof of a low long-term cost.
