It is not only about the interest rate
Property taxes, homeowners insurance, HOA dues, maintenance, and utilities all matter. A buyer may see a mortgage payment they can handle, then realize the total housing cost is higher than expected.
The better conversation
Instead of asking only, “What is the price?” ask, “What is the full monthly number?” Get a written lender scenario. Add a realistic insurance estimate, HOA dues, taxes, and a reserve for repairs. Then leave yourself some breathing room.
That is not pessimistic. It is how people stay happy in the home after they get the keys.
