The current price gap

Redfin's August 2026 Anaheim data shows a $965,861 median sale price across all home types, up 7.3% year over year, with about 39 days on market. Yet the under-$500,000 search shows two-bedroom condos near the ceiling. One example displayed in the search is a roughly $499,900 condo with a listed $558 monthly HOA. That is a snapshot of an asking price and advertised dues, not a guarantee of availability or full ownership cost.

The Census Bureau estimates Anaheim's 2025 population at 341,008. Its 2020–2024 owner-occupied housing rate is 46.2%. Those numbers supply city context; they do not establish rent demand for a particular condo building.

The HOA can change the answer

Before making an offer, obtain the governing documents and ask about rental caps, minimum lease length, waitlists, transfer fees, pet rules, parking rights, reserves, litigation, and pending assessments. Review what the master insurance policy covers and what a landlord policy must add. A $500,000 condo with $558 in dues has $6,696 a year of HOA cost before tax, insurance, repairs, vacancy, or mortgage payments. A buyer who looks only at price may miss the real carrying cost.

Zillow's September 16, 2026 Anaheim rental snapshot gives an all-type average asking rent of $2,495 and a two-bedroom average of $2,600. This is advertised rent across different properties. Use building-specific recent leases, not the city average, to assess what the unit can earn. Confirm that the HOA permits the intended lease before relying on any rental projection.

Schools and eventual resale

The City of Anaheim lists multiple public school districts serving city addresses. Verify elementary and secondary assignments with the correct district for the unit's exact street address; a city name or listing description is insufficient. The state School Dashboard offers public data for further research.

An eventual buyer will ask many of the same questions you should ask now: Can the unit be financed? Are dues and assessments predictable? Is the insurance structure clear? Are parking and rental rules workable? A clean answer to those questions can improve marketability, though it cannot guarantee a gain.

Practical conclusion

At under $500,000, Anaheim is a condo due-diligence story. A local buyer who can visit the building, inspect the common areas, and speak with the HOA has a research advantage. The deal is sound only if the all-in payment and rental rules work for the particular unit.
