What the number measures

Days on market generally counts the time a listing has been active under the applicable MLS rules. The treatment of status changes, cancellations, and relists can vary. Public portals may display a different history or combine periods.

Use the MLS history and listing agent’s information for transaction decisions rather than relying on one portal badge.

Countywide context

C.A.R. reported a median market time of 26 days for Orange County existing single-family homes in July 2026. Redfin reported 43 days across all home types for the three months ending July. The difference reflects definitions, property mix, and time period.

A condo, luxury home, and typical detached resale should not be expected to share one pace.

Questions a buyer should ask

  • Has the price changed?
  • Has the property fallen out of escrow?
  • Were access or showing hours limited?
  • Are there condition, insurance, title, or HOA concerns?
  • How does the home compare with recent sales and current competition?

These questions may reveal an opportunity or a reason for caution.

Questions a seller should ask

Low showing activity may indicate that the price or presentation is not reaching the intended buyer pool. Showings without follow-up may point to a recurring objection. Competing listings may also have changed after launch.

Review feedback as a pattern, not as a vote from each visitor. Some comments are personal preferences and should not drive an unnecessary change.

Do not guess motivation

A listing that has been available for weeks does not prove that the seller is desperate. The seller may value timing, certainty, occupancy, or a specific net result. A new listing does not prove that the seller will refuse reasonable terms.

Offer strategy should match the available evidence and the buyer’s own limits.

Use time as one part of value

Market time is most useful beside comparable sales, list-price history, condition, carrying costs, and the current supply of alternatives. It can shape negotiation, but it should not replace property analysis.

For sellers, the lesson is simple: the market notices the first price. For buyers, the lesson is equally useful: investigate the story behind the number.
