Do not compare rent only with principal and interest

An ownership payment may also include property tax, insurance, HOA dues, special assessments, mortgage insurance, and maintenance. Buying requires closing costs and ties up a down payment. Selling later involves time, uncertainty, and transaction expenses.

Rent can increase, and the tenant does not build equity from the rent payment. But the tenant also generally avoids many repair and resale risks. Compare the complete monthly and one-time picture.

What current public data says

Census estimates for 2020 through 2024 place Irvine’s median gross rent at $2,997 and its median owner-occupied home value at $1,191,500. Those are broad, backward-looking measures from different groups of homes. They should not be divided into a simple rent-to-price ratio for an individual decision.

Use current rent options and current for-sale options that satisfy similar needs. Then add realistic financing, tax, insurance, HOA, repair, and moving assumptions.
